Florida State University Panama City and Gulf Coast State College sit side by side on the west end of town near the Hathaway Bridge, and the apartment communities around them fill every August. Add the renters tied to Tyndall Air Force Base and Naval Support Activity Panama City and the seasonal workforce across the bridge in Panama City Beach, and a Bay County property manager can have most of a rent roll come due in the same month. The window to get every unit ready is short.
Squeaky Clean Team is a commercial cleaning and janitorial company with 60+ vetted cleaners. We turn units at scale for property managers in Bay County and provide recurring janitorial service for campus buildings, so your leasing and maintenance staff can stay on their own work.
Two mass turns a year, planned before the rush
Summer turn
Fall classes in Panama City start in August, and the communities that lease to students, to Tyndall and Navy base personnel and to seasonal beach workers turn over in the same few weeks. We staff the window ahead of time and work buildings in the order your move in schedule calls for.
Winter turn
The December and early January turn is smaller but lands on holiday weeks. We cover it so spring move ins are ready without pulling your maintenance team off repairs.
Turns at scale, then the common areas
When dozens of units at one property come due in the same week, we bring enough crews to run several buildings at once and hold your move in date. A Squeaky Clean Team lead is assigned to your property for the whole turn. Once residents are in, the same crews can keep your leasing office, clubhouse, pool deck, fitness room and laundry rooms clean on a recurring schedule.

Where students live in Panama City
The campuses are on the west end near the Hathaway Bridge, so the apartment communities along West 23rd Street, Highway 77 and the Highway 390 corridor toward Lynn Haven draw many of their students. We turn units across that area, in the communities near Northwest Florida Beaches International Airport, and in the neighborhoods rebuilt after Hurricane Michael on the east side toward Callaway and Parker. Across the bridge we serve the apartment and condo communities in Panama City Beach that house students and seasonal workers.
What every unit turn includes
- Full kitchen clean, inside appliances, cabinets and drawers
- Bathrooms scrubbed, descaled and disinfected
- Each bedroom cleaned on its own for leases signed by the bed
- Blinds, baseboards, doors and switch plates
- Floors vacuumed and mopped, carpet spots treated
- Closets, shelving and window tracks
- Patio, balcony and entry, with sand and salt film cleared
- A photo report of the finished unit sent to your office
Turns are priced per unit by floor plan. The full service is on our apartment and student housing turns page.
How a turn is run
1. Walk the property and count units
We walk your floor plans with you, confirm unit and bed counts, and send a written scope with a flat price per floor plan.
2. Build the schedule with your team
Buildings are sequenced around your move out dates, your maintenance crew, and your paint and flooring vendors. Cleaners enter a unit only after it is released for final clean.
3. Turn the units
Crews are scaled to the window and work building by building. Your assigned lead is on the property every day of the turn and is your one point of contact.
4. Photo proof and punch list
Every finished unit gets a photo report. If a unit fails your inspection, we clean it again at no charge before the resident arrives.

Student housing cleaning in Panama City: common questions
Do you turn properties that mix students, base personnel and seasonal workers?
Yes. Most Bay County communities lease to all three, and the turns line up in August either way. We turn any multifamily property, priced per unit by floor plan.
When should we book the summer turn in Panama City?
As early as you can. Student leases line up with the August start of classes at FSU Panama City and Gulf Coast State College, and we want to walk the property and confirm floor plans before move out week.
How is turn cleaning priced?
Per unit, by floor plan. Bedroom and bathroom count drive the number. After a free walkthrough you get a written scope and a price for each floor plan.
What proof do we get that a unit is finished?
A photo report for every unit, sent to your office. If a unit does not pass your inspection, we clean it again at no charge.
Do you serve Panama City Beach and Lynn Haven?
Yes. Panama City Beach, Lynn Haven, Callaway, Parker and Springfield are all part of the same Bay County service area.
Can the same company clean our campus buildings during the year?
Yes. The crews that turn units also provide recurring janitorial service for classrooms, offices, student centers and labs on a nightly, weekly or custom schedule.
