Two mass turns a year, planned before the rush
Summer turn
This is the heavy one, with leases typically rolling over from late July into mid August ahead of the fall semester. We size crews for your unit count ahead of time and work buildings in the order your move in dates require.
Winter turn
The semester break turn runs from December into early January. It is a smaller unit count on a short window, and we cover it so your maintenance staff is not cleaning units over the holidays.
When the whole property turns at once
We are built for turns at scale. If every unit on your rent roll comes due in the same week, we assign enough crews to clear it building by building without pushing your move in dates. For the rest of the year, the same crews can handle recurring cleaning of your common areas and amenity spaces.

The four steps of a Pensacola turn
1. Walk the property and count units
We walk your floor plans with you and confirm unit and bed counts. You get a written scope and a price per unit by floor plan.
2. Build the schedule with your team and vendors
We sequence buildings around your move out dates, your maintenance crew and your paint and carpet vendors. Crews go into a building when it is ready for a final clean, not before.
3. Turn the units with a lead on site
Crews are scaled to your turn window. A Squeaky Clean Team lead is assigned to your property and is your single point of contact through the turn.
4. Photo proof and punch list
Each finished unit is photographed and reported to your office. If a unit fails your inspection, we clean it again at no charge.
